Timing Your Home Purchase: When to Buy in 2026

After years of watching home prices skyrocket and mortgage rates climb, I'm getting a lot of questions from buyers in McAllen asking one thing: "Is now actually a good time to buy?" The short answer is yes, but let me explain why the timing might be better than you think.

The Market Has Shifted From Panic to Patience

In September 2026, U.S. home prices were up 1.3% compared to last year, selling for a median price of $393,895. That's a massive change from the double-digit price increases we saw during the pandemic boom. The price increases have slowed dramatically compared with the double-digit price increases we saw during the pandemic boom.

Here in McAllen, we're seeing something particularly interesting. The McAllen-Edinburg-Mission metro area has close to nine months of inventory on the market — a decade-high number. This isn't something to be concerned about. Actually, it's the best news for buyers I've seen in years. More inventory means you have genuine choices, and sellers know they need to work with you rather than against you.

Interest Rates Give You Real Savings

I won't lie to you—mortgage rates are still higher than they were before 2020. Most experts don't expect them to fall below 6% in 2026. But here's what matters: rates have come down significantly. The 30-year fixed mortgage rate averaged 6.06% as of mid-January 2026. That's nearly a full percentage point lower than the same time last year, when rates exceeded 7%.

On a typical $287,000 McAllen home (our median sale price this year), that one percentage point difference saves you around $265 every single month. Over a 30-year mortgage, that's nearly $100,000 in savings.

Home Prices Are Stabilizing, Not Crashing

A lot of buyers worry about buying now, only to watch prices drop. That's a legitimate concern, but the data doesn't support it happening. J.P. Morgan Global Research expects home prices to remain flat in 2026 and increase by 3% in 2027. National price growth is forecasted to be modest, with predictions ranging from a 1% to 4% increase year-over-year.

In McAllen specifically, over the three months ending June 2026, McAllen home prices were up 10.3% compared to the same period last year, selling for a median price of $287K. Even with that growth, homes here remain significantly more affordable than the national average. McAllen's median sale price is 34% lower than the national average. Overall cost of living in McAllen is 19% lower than the national average.

When Should You Actually Buy?

Timing the perfect month matters less than people think, but it does matter a little bit. January-February offers 5-8% lower prices, October-November gives best negotiation power, and April-June has the most inventory.

If you're flexible on timing, fall and winter are your friends. Fewer buyers are shopping, so sellers become more motivated. But if you need to buy in the spring or summer, you'll have more homes to choose from. You just need to be prepared for more competition.

A modest increase in inventory is expected for the second half of the year, and home price appreciation is expected to be modest and trail inflation. Buyers may find themselves with more negotiating power as we enter the slower fall and winter months.

The Real Timing Question Is Personal, Not Market-Based

Here's something I've learned after years in this business: the perfect market timing rarely happens. Your personal situation matters more than the market itself. If you're stable in your job, ready financially, and you need a home, waiting for "better timing" often costs more than buying now.

First-time buyers face the steepest climb: they must compete not only with higher prices and rates but with existing homeowners who locked in low-rate mortgages and have no financial incentive to move. That's frustrating, but the good news is that today's conditions are genuinely better than they were a year or two ago.

McAllen Is Growing, And That Matters

The largest percentage increases were in Abilene (22.9%) and McAllen (17.5%). McAllen isn't just stable—it's experiencing real growth and development. With residential construction activity surging by 40% year-over-year and over 1,300 housing permits issued recently, the multi-family sector is no longer a secondary market—it's the primary driver of growth.

This growth means property values should continue to appreciate, even at a moderate pace. Buying now gives you the advantage of getting in before prices accelerate further.

What About Affordability?

The biggest concern I hear is affordability, and it's valid. The affordability picture remains difficult for many buyers. Middle-income households can currently afford just 21% of homes available for sale. But here's the encouraging part: Rate relief, paired with steady income growth, should help ease the affordability crunch and bring the typical mortgage payment share of income down to 29.3%—the first time since 2022 that this key measure drops below the 30% affordability threshold.

McAllen's lower price points help too. You'll be able to afford a much nicer home here than in most other Texas markets.

My Take

After analyzing the numbers and watching trends closely, 2026 represents a genuinely improved window for homebuyers. Mortgage rates have come down, inventory is up, price growth has slowed to reasonable levels, and the panic that characterized recent years has given way to a more balanced market. McAllen specifically is a bright spot—affordable, growing, and offering more negotiating power than most of the country.

Is it the absolute perfect time to buy? No perfect time exists. But is it a good time? Absolutely. If you've been waiting on the sidelines, wondering when the market would improve enough to make sense, that time is now.
